Think Tank has applied the principles of securitisation, common in the residential finance industry, to commercial property lending. By utilising funds supplied by "warehouse" or “wholesale” funders including domestic and international banks and institutions, Think Tank has developed its own range of innovative products. Access to this large ‘pool’ of warehouse funds enables Think Tank to compete with major lending institutions on price. Think Tanks ability to think outside the square has enabled the company to innovate and offer greater flexibility than that offered by traditional funders and competitors.

  • Mortgage securitisation program specialising in commercial property lending.
  • Direct lender (not a broker or originator and do not ‘re-badge’ or ‘white label’ other commercial lenders’ products).
  • Securitisation process is similar to residential although without Lender’s Mortgage Insurance on each transaction.

The way in which Think Tank raise and lend funds enables the company to model products very accurately. The pricing of Think Tank products is simple – the greater the risk – the greater the price. For example the Quick Doc Loan (where no financials are required) at say 75 percent of a property’s value will be more expensive than a commercial loan where full financials are supplied at 75 percent of a property’s value. It’s that simple.
